Make it a MONDAY Fun-Day at Buddy's Happy Hour for a good cause!

I'm usually all about the Sunday Fun-day, but I think this week, I'm going to save my Sunday and call it for MONDAY Fun-Day!  


 Buddy's on Patterson & Sheppard are dedicating their Happy Hour to helping Team Tailfeather raise money for the Leukemia & Lymphoma Society and MY buddy Allen Peacock in his bid to become the Man of the Year at the 2016 Man & Woman of the Year Gala on May 21st!  So come out y'all and tie one on for a good cause! If you're really feeling saucy you can stay for karaoke later that night ;)

5 Tips to Determine if Paying More Principal to Refinance is Worth It

You already have a mortgage and you’re making good headway, but refinancing is something your considering to lock in a lower rate.  However, at your currently higher-priced monthly payment, your debt to income ratio isn’t as great as it could be.  Ironically, the refinance payment would get you to a better ratio in order to qualify.  Sometimes paying down the principal can help, other times it’s not such a good idea.  Here are five tips for the Financial Samurai himself.

If you’re considering paying down extra principal to qualify for a mortgage, here are eight things to think about before making a decision.

Liquidity situation.
Ask yourself how much money in the bank makes you feel financially secure. The answer is different for everybody. I like having six months of living expenses in the bank at a minimum. The rockier the times, the more I want.

Upcoming purchases or expenses.
Do you want to buy another property? Will your car need replacing soon? Will you be having to pay outrageous private school tuition? How about upcoming medical expenses? If your monthly cash flow can’t take care of your expenses on its own, then paying down extra principal might not be a good idea.

Interest rate outlook.
There are two things involved with a successful mortgage refinance: 1) locking in an interest rate that makes sense, 2) passing the underwriting process. I was able to lock in a rate 0.125% off the all-time low I’ve seen for 5/1 jumbo ARMs. I do believe interest rates will stay low for a long time, but I just don’t know whether I’ll be able to time the bottom again. 

Real estate outlook.
If you plan to own your property for the long term, it doesn’t matter whether the real estate market is increasing or declining. But if the length of ownership is less than forever, then you need to make an educated guess on the probability of a real estate meltdown occurring during the window when you plan to sell. If there’s greater than a 50% probability, you shouldn’t pay down extra principal because you may never get your money back.

Income stability.
Do you have a recession-proof job? Or are you in a highly unstable and cyclical business? Everybody should refinance before losing their W2 income because you become dead to banks once you are unemployed. At the same time, nobody should be tying up excess capital into their illiquid homes if their job is at risk. The more streams of income you have, the more income stability you have as a result.

Slide The City Registration!

I'm sure you've all seen it on Facebook before, but finally after months of all your friends reposting and sharing the article , registration for the giant waterslide event "Slide the City" has opened!

On June 18th, East Byrd Street of downtown Richmond will turn into a giant water slide.  Hello, Summer!

All riders are required to slide on an inflatable tube.  The early registration period is over, but regular registration is still happening for another 25 days.  Not including an inner tube, tickets start at $13, Three rides including a tube for $25, and unlimited rides plus a tube for $45.  Get your tickets as early as possible because prices go up as the event draws near!

Leukemia & Lymphoma Society's Man & Woman of the Year Gala

Who doesn't like a great party? It's all to help our friend and All-Around Amazing person, Allen Peacock, become the Leukemia & Lymphoma Society's Man of the Year!?!  Please pass this along to anyone you know who wants to help make a difference!

By now many of you know that I am running for The Man of The Year for the Leukemia & Lymphoma Societies annual fund raising campaign for the Virginia Chapter.  While raising money is the ultimate goal of the campaign to help fund research for blood cancers, there is a campaign ending Gala in Richmond on Saturday May 21st  to celebrate the success's of all of the candidates involved in the 10 week campaign.  That being said, I know many of my friends enjoy partying for a cause and the money generated by Gala ticket sales goes to my campaign and more importantly to fund the fight against Leukemia & Lymphoma.  Please join us for a Great Evening to celebrate an even Greater Cause and reunite with a bunch of old friends in the process!  Please share this with anyone that may be willing to join us because the more the merrier!

What's Happenin' in RVA This Weekend!

It feels like Spring is in the air this weekend because there are lots of outdoor festivities to take a part in and you know how I love my festivities!


The Annual Ukrop's Monument 10K

The streets will be lined with onlookers this Saturday from 8:30am to watch runners, walkers and people in silly costumes run 6.2 miles.  So if you have brunch ideas, make your reservations now and leave an hour early if your driving!  All of our Richmond brunch restaurants will be flooded with runners with their families and friends post race!

I Heart Carytown Craft Beer Festival

If you'd rather skip a sit-down brunch, head over to City Stadium for over 20+ beers on tap, Carytown food vendors, live music and soccer!


Oyster Roast & Festival

Make it a Sunday Funday and go to the 2nd Annual Support Virginia Green Tourism Oyster Roast and Festival.  With a ticket, you get unlimited wine, beer, and oyster tastings, 4 small plates from local Richmond Restaurants, 2 full drink tickets, a wine glass!  In RVA fashion, there will be live bluegrass music that will make you say "Oh, shucks!" Sorry, I had to.  Proceeds will go towards the Virginia Green program and a designated environmental project, The Virginia Oyster Shell Recycling Program.

The Gandhi Event; Love is Light Tour

Make sure to come out to The Gandhi Event tonight at Deep Run High School starting at 6:30!  Arun Gandhi, Mahatma Gandhi's grandson, Arun Gandhi along with Bethany Hegedus will be speaking to the Richmond Community as a part of their Love is Light Tour.  There will be pre-event entertainment from the Sri Sai Dance Academy, there will be a question and answer segment at the end of the talk and get your book signed at the end of the evening!  Get your tickets at the door or online at
